We are looking for a Director of Maintenance for our brand new luxury Wellbridge Addiction Treatment and Research Campus. For more information on this groundbreaking new community please visit our website below: At the present time we are seeking an experienced hands-on Director of Maintenance who will take a leadership role, coordinating and directing the Maintenance Department and Maintenance Staff. RESPONSIBILITIES: Coordinate and assure performance of all preventative maintenance schedules. Visually inspect all common areas on a daily basis to ascertain maintenance needs. Prepare work schedules and follow up for maintenance personnel by managing and delegating the work orders and maintaining schedules. Set up periodic inspections of the total property systems of checking such items as roof, building faade, parking lots, grounds, signs, etc Initiate, supervise and maintain an up-to-date repair record on all equipment and maintain an up-to-date work list for the job and ensure all work is completed in a timely and effective manner with respect to assigned priorities. Initiate a training program to insure training is implemented and completed by all maintenance personnel, inspects all fire fighting equipment according to time period and instruction required by law. Operate and maintain all buildings and grounds, all security and transportation systems in accordance with Federal, State and local OSHA standards. Complete the painting, repair and general refurbishment within the prescribed time frame. Head up the Safety Committee Respond to maintenance emergencies at any time needed. Maintain grounds and outside areas of building, including and not limited to: sprinkler system, outside lights, driveway and parking lots, in a clean and working condition. Continuing education regarding maintenance methods, chemicals and standards. Job Requirements A minimum of five (5) years experience as a supervisor with documented evidence of varied skills and abilities. Experience with HVAC, plumbing, carpentry and general maintenance Maintenance for a large residential community, hotel, hospitality, Assisted Living or similar industry experience desired Must demonstrate skills in all phases of building and equipment maintenance, cleanliness and repairs Skilled in the selection of personnel and management of staff to meet the needs of the entire facility Acceptable working knowledge of MS Office. Experience working in a facility with a senior/ geriatric population a plus A true customer service, friendly attitude and demeanor when dealing with staff, residents, management and families High School diploma or equivalent. Willingness to be on call during emergency situations as the building operates 24 hours, 7 days per week. Schedule will be fulltime day shift covering one weekend day per week for either a Tuesday-Saturday or Sunday-Thursday schedule BBS program for the Wellbridge campus includes a total of six buildings, all of which are one story high except for the main building, which is a partial two-story structure. The main treatment facility, at 101,866 sf, will welcome patients, visitors and staff members with a spacious and warm main lobby that is furnished with comfortable chairs and a reception desk. This building will house the main treatment facility, incorporating the detoxification facility, primary-care section, and research laboratories, as well as the main dining room, auditorium, consultation offices and a non-denominational chapel fitted with extensive millwork for a warm and welcoming feel. In addition, the main treatment facility will house administrative offices and a property-management office. When the campus is complete, this main building will be connected to the other buildings via paved garden paths. The short-term care building is where patients will reside after their first 30 days of treatment. The design team planned for 30 beds located in multiple one- and two-bed rooms, each room having its own bathroom. This facility also features a recreation room/lounge that will be outfitted with a large-screen television, ping-pong table, and other recreational offerings. A resident gathering off the entry lobby and a nutrition stationcomplete with snacks and soft drinksround out the 17,188 sf space. The third structure is the wellness center, at 11,110 sf. Many of the amenities within the wellness center are provided to help patients develop healthy daily routines. As part of the wellness center research program, patients will be evaluated to assess how physical activities help with the recovery from addiction. The building welcomes patients with a reception/lobby area and is equipped with massage and physical therapy rooms, gym/weight rooms with a golf simulator, a yoga studio, a therapy/soaking pool and a hair and nail salon. It is also equipped with multiple offices for therapists. The art barn is a 2,172 sf facility with rooms for both music lessons and performances, as well as spaces for handicrafts such as drawing, painting and pottery. While the above-mentioned structures are all tailored to residents, the final two buildings are for staff only: there is the maintenance building, at 1,301 sf, and the smaller gatehouse/security booth, at 200 square feet.
